Portfolio loans help borrowers with the worst credit qualify for financing.  With as little as a 500 credit score, borrowers can qualify for 80% bank financing.  The interest rates can be as much as 4 points more than conforming rates for similar programs, but in an era where homes can appreciate as much as 40% in one year, paying 2% to 4% more for financing can make sense.  Subprime borrowers can also qualify for 100% bank financing with credit scores as low as 580 or less.  There are even subprime programs available for borrowers with recent bankruptcies, judgments and liens, high consumer debt, can't prove income, no cash reserves, seller pays closing costs and more.
