Signs

 

Most sellers are aware of the importance of a "For Sale" sign outside the home.  It must be tall, clean and prominently placed.  What most sellers and many real estate agents don't know is the importance of interior signs. 

 

Imagine the typical tour.  An agent wants to show their prospective buyer 3 to 6 homes.  Often, they have no knowledge of the home other than the price and address.  If you want to sell your home to that buyer, you cannot rely on the agent to point out features the agent is not aware of.  That's where interior signs come in.  It's OK to point out features that should be obvious.  "Five skylights make this home cheerful and save electricity."  "Hardwood floors are newly refinished."  "Mountain, lake and city view."

 

It's also OK to point out features in your home that are not obvious.   "All appliances stay, including gas washer, dryer, and commercial grade freezer."  "Lot extends beyond the fence, and is over ¼  acres."  "Sellers will credit $2,500 towards carpet replacement at closing."
