How Agents Search For Homes

 

The listing form for most agents is an annoying piece of paperwork to fill out as quickly as possible.  To the experienced agent, it's a road map to your home.  Here's how it works.  Agents all use a big search engine, and your home listing is part of its database.  You don't need to be computer savvy to know that the more ways your home comes up in a search, the better off you are.

 

Two areas are better than one - Most agents don't know you can list a home in more than one area, or if they do they don't pay to do it.  (It costs the agent extra.)  The areas real estate agents use are at most only a few miles apart.  We double your chances by listing your home in two areas.

 

Special Features - Does your home have a view?  A fenced yard?  Storage shed, shop or out buildings?  A 3 car garage?  Is it on a bus line?  Is special financing available?  Most listing agents don't realize that agents representing buyers are looking for these special features. 

 

Directions - The Directions Section is part of the listing form. We cannot tell you how many times we got lost using agent directions.  (We now use a navigation system and don't worry about it.)  However, many agents either leave the directions blank or, worse, give the wrong directions.  If you want to sell the house, you have to get the buyers there!  We give great directions.

 

Description - "Cute and charming, your buyers will love this beauty.  It's a gem!  Hurry and show now!"  Many agents waste the small space allowed by the listing form and fill it with meaningless words and phrases.  We give both buyers and agents a reason to visit your home with features and benefits that showcase the strengths of your home.
